  • We are property owners ourselves. We own and are expanding our own portfolio of investment properties. As property owners, we understand the viewpoint and needs of our property owner clients. We make sure to find out the returns you desire from your properties and we work with you to implement a long-term strategy to maximize the possibility of those returns. Along the way we supply you monthly, and on-demand, with the information you need regarding your property in easy to understand reports. All our owners have our managing partner’s personal cell phone numbers.
  • Possibilities of investing with us. We offer our owners the possibility of becoming investment partners with us on future property acquisitions.
  • A unique team of managing partners. One of our managing partners, Gary Nuila, is an attorney, a graduate of Harvard Law School and a member of the Utah Bar. Gary acts as general counsel for our company and focuses his private practice on real estate law. Our other managing partner, Robert Strain, studied facilities management at Brigham Young University and has over a decade of on-the-ground experience Utah property management, including managing remodel, construction and renovation projects. Besides his experience with standard property management, he offers special expertise in evaluating and improving the physical condition of the properties we manage in Utah.
  • A market low maintenance rate. Our maintenance rate is $36 per hour or less.
  • Leading technology. We run our company at the forefront of available technology and leverage it to bring added value to our properties. For example, we have the ability to receive a prospective tenant’s application, screen the tenant’s credit, sign a contract and receive payment of rent and deposit without ever needing to meet the tenant in person. This allows us to fill vacancies with tenants and students who may not currently be living in the area. We also operate a nearly-paperless office.
